The Central California Colony was founded by land developers Bernard Marks and William S. Chapman in 1875. On 4,000 acres just south of Fresno, California, Marks and Chapman laid out streets lined with fruit trees and contracted with the Fresno Canal and Irrigation Company to guarantee water from the Kings River. Through an intensive advertising campaign, the developers sold 20-acre parcels to settlers from San Francisco, back East and Europe. The Central Calfornia Colony was the first successful model for the agricultural development of Fresno County, California. Several land deveopers used the colony farm model to develop the area around Fresno between the 1880s and the 1920s. The document summarizes the legal actions recorded with the Fresno County Recorder's Office regarding the property known as Lot 164 of the Central Calfornia Tract from September 8, 1879 to October 10, 1910. These include judgments and transfers of title, deeds and mortgages.
